If your home has been on the market longer than you expected, you’re not alone. Here’s what’s going on right now, and what I recommend.
Buyers have options again
More inventory means buyers can compare. They’re touring five homes, not one. And they know which ones are priced right.
Rates still have buyers careful
Many buyers are watching their monthly payment closely. They’re asking about closing cost help and rate buydowns before they ask about paint colors.
Pricing like it’s 2021 costs you
Some sellers still price off what a neighbor got a few years ago, or off what they need to net. The market doesn’t work that way. When a home is priced above what buyers will support, it sits. Then it takes a price reduction anyway, often a bigger one than if it had been priced right from day one.
Your appraisal district value isn’t market value
The value on your tax statement is for taxes. It’s not what a buyer will pay. A CMA built from recent sales of similar homes nearby is the number that matters.
What I recommend
✅ Price from recent comparable sales: same style, similar size, same schools.
✅ Plan for concessions up front. Closing cost help or a rate buydown can bring in more buyers.
✅ Think in net proceeds, not list price. A smooth close with fewer surprises can put more in your pocket than a long, stale listing.
✅ Handle the obvious repairs before you list, so the inspection doesn’t derail the deal.
